NEW DELHI: It is one project that the New Delhi Municipal Council (NDMC) would never like to put in its list of achievements. Already delayed by over a decade, the New Delhi City Centre-II, coming up at the civic body's headquarters, Palika Kendra, will virtually have no underground parking leading to considerable devaluation of this ambitious commercial project. After filing an affidavit in the Delhi High Court that the NDMC would not use that portion of the upcoming 11-storey building right opposite the protected monument - Jantar Mantar - that falls within 100 metres of it for commercial use, the civic body has already shut the entrance to the three level-parking and is also carrying out some other changes to ensure that it does violate the Archaeological Survey of India norms. Conceived in 1992, the NDCC Phase-II - a 11-storey commercial project with three extended basements comprising a total built-up area of around 6-lakh sq mts besides an exclusive cultural-cum-literary centre - was to complete the skyline at Palika Kendra. Its foundation-stone was laid way back on February 16, 1994, and was to be completed in four years at an estimated cost of Rs.61.60 crores. However, several alterations in the plans from the beginning itself led to delay in the construction work and later it was decided that the entire building would be rented out to corporates and leading multi-national corporations besides having other services like ATMs, courier service, travel agency, restaurant, manpower supply agencies and conference room. Another aspect associated with the project is the development of a cultural-cum-literary centre along with a huge auditorium. However, the shutting down of the main entrance to the basement and the decision not to use a major portion of the huge parking having a capacity of accommodating over 500 cars, is likely to affect the commercial prospects of the entire project.
