CHENNAI: Aminjikarai is all set for an image makeover. That's the good news. The bad news is that it's going to be September 2006 before it gets its social hub. Ampa Centre One, that's coming up where Arun Hotel and Windsor Park used to be, a stone throw away from Anna Arch and poised strategically at the junction of Poonamallee High Road and Nelson Manickkam Road, will be a super mall with seven multiplex screens in partnership with the PVR group, a 25000 square feet food court, 56,000 square feet Spencer's Hypermarket, three other floors of retail outlets, a 20-room boutique hotel, a restobar and a total parking area that can accommodate a thousand cars. The 50-crore project is awaiting final sanction from the Chennai Metropolitan Development Authority and investments from financial institutions. Ampa Palaniappan, Managing Director of Ampa Housing Development hopes to tie up the loose ends within a month. "We are going to cater to a crowd that can afford the phenomenal experience we are going to provide them," he said, hinting on the premium pricing likely to be adopted by the multiplex in association with PVR. "According to a survey that HansaVision has done for us, we should be having 2,31,000 prospective buyers every month," he added, saying that the actual footfalls will be much higher. The company hopes to recover investments with just 60 per cent of the lease revenue from the mall. "We will be among India's fewest lease-retained structure of a mall. Since it's a zoned mall, we want to be in control of the products sold," Mr.Palaniappan added. The mall will also boast of state-of-the-art fire extinguishing systems and smoke-exhuming machines that will vent out poisonous gases, in the event of a fire.
