MYSORE: Even as the heritage city is witnessing a construction boom with many multi-storied buildings coming up, the Mysore City Corporation is reviving some of its projects involving commercial complexes that have been pending for over a decade. While it has initiated the process of inviting tenders for the Makkaji Chowk Complex, it is trying to revive the Mayura Complex Project and rebuilding the Vani Vilas Market Complex.

As part of the process, the corporation Commissioner, A.B. Ibrahim, and other senior officials visited the area on Friday where the Mayura Complex is to come up. It will be built on a one-acre plot at the junction of J.L.B. Road and New Kantharaja Urs Road at Lakshmipuram. Manjula N. Rao, representative of the Infrastructure Development Corporation of Karnataka (IDCK), which is participating as a consultant, accompanied them. The Mayura Complex Project has been pending for the past 19 years. While the corporation is keen on developing the area as a commercial complex either on the basis of joint venture or build-own-operate-transfer (BOOT) scheme, it is also planning to sell the property if the two alternatives fail. According to Mr. Ibrahim, the property will be sold if the corporation fails to develop it. A decision in this regard, he said, will be taken after the Infrastructure Development Corporation of Karnataka gives a feasibility report on the venture. In fact, the corporation planned to sell the property five years ago, which, however did not materialise. The price quoted by the buyer was far less than the then prevailing price according to the guideline values. While the prevailing price was around Rs. 1,200 per sq. foot, the proposal came for Rs. 1,000 per sq. foot, he added.

It is learnt that the feasibility report will be submitted to the corporation within a week and a decision on the property is expected soon. The process of inviting tenders will be initiated after the corporation takes a decision. Similarly, the corporation is also contemplating rebuilding the yard on the V.V. Market premises. Mr. Ibrahim said there are 98 shops on the market premises. The corporation will take a decision on developing the market with the participation of shop owners soon. Regarding the developments on the Makkaji Chowka Complex, he said tenders will be finalised within a week.
