Check out plan before buying property: BMP

Financial institutions alerted on extending loans on authorised buildings

BANGALORE: The Bangalore Mahanagara Palike (BMP) has warned people to check out whether the property they intend to buy or take on rent in BMP limits has been built as per the sanctioned plan and has been issued the occupancy certificate by the civic body.

The BMP has also alerted financial institutions to extend loans only to such buildings which have been built as per the sanctioned plan and have been issued occupancy certificates.

According to a press release, as per section 310 of the Karnataka Municipal Corporations (KMC) Act 1976, it is mandatory for all property owners to get the sanctioned plan and occupancy certificate after the construction of a building.

"It has come to the notice of the BMP that several buildings in the city limits are being built without a sanctioned plan and are let out for commercial activity without obtaining an occupancy certificate.

Moreover, several financial institutions are also giving loans to such buildings," the release said.

The BMP has warned all those who buy or take on rent buildings that have deviated from the sanctioned plan and have not been issued occupancy certificate that the BMP will not be responsible for their carelessness.

People can obtain details about plan sanction and occupancy certificate at the offices of the Joint Director Town Planning, Joint Commissioners at the zonal level and Assistant Executive Engineers during office hours, the release added.
