MCH officials to collect information on buildings

Moves afoot to introduce new property tax regime

HYDERABAD: Officials of the Municipal Corporation of Hyderabad will soon be fanning out across the twin cities for collating information on prevailing plinth area and rental values of various categories of buildings.

The exercise is for new assessment of property tax system to come into force from April 1, 2007, with the tax amount to be dependent on location of the building, type of construction, plinth area, age of building and nature of usage. The MCH has already divided 47 territorial zones for fixation of monthly rental value and assessment of property tax based on availability of civic amenities and various other facilities. Further, the buildings will be classified into six categories based on the nature of construction.

Third step will be dividing the buildings into 23 categories based on the usage.

MCH Commissioner Sanjay Jaju and Additional Commissioner (Finance) B. Ramesh Babu have appealed to citizens living in rented buildings to cooperate with the staff during the survey where information will be collected from 20 per cent of properties in each zone.

Draft notification

This will help the corporation in arriving at an average monthly rental value fixable for each category of building per sq.ft of plinth area. Once the rates are decided, a draft notification will be issued in all newspapers and the district gazette calling for objections and suggestions.
