TIRUPATI: The State Government has decided to hike the land value in Tirupati, the rate of which depends on the `activity' in the respective areas, which is calculated by the number of transactions taken from the registration records from August 1. Chittoor has two registration districts one in the name of Sri Balaji registration district, covering Tirupati and its surroundings, and the other comprising the remaining areas of the district.

As Tirupati has been declared a `special category area', the land value here will undergo an upward revision of 25 to 30 per cent, while the other municipalities such as Chittoor, Srikalahasti, Madanapalle, Puttur and Punganur will see a hike of 10 per cent. In Balaji district, the Renigunta sub-registrar office, covering Tirupati rural and Renigunta mandals, fetches a good revenue as the volume and the value of transactions are always on the higher side. The property value in this area will be hiked by 30 p.c. that takes it from Rs. 35-50 lakhs to Rs. 45-60 lakhs per acre near the airport. Similarly an acre in Tirupati rural will cost anywhere between Rs. 24 lakhs and Rs. 50 lakhs. The annual revenue of Balaji district registration office, which is around Rs. 50 crores now, is expected to touch Rs. 75 crores by the end of the year. .
