HYDERABAD: The Andhra Pradesh Government has revised the rates of development charges for all Urban Development Authorities in the State, including HUDA. An order to this effect (GO 439) was issued on Wednesday. The revision of development charges apparently has become the proverbial last straw on the camel's back for the people in the twin cities who were already reeling under the impact of unprecedented increase in real estate prices. The revised development charges for vacant to residential category land in the Greater Hyderabad Municipal Corporation area (including the erstwhile 12 municipalities) would be Rs.75 per sq. m for land, while it will be Rs.100 per sq. m for built-up area. Outside GHMC, the development charges for built-up area would be Rs.50 per sq. m and for land it would be Rs.40 per sq. m. Change in land use charges The increase in development charge for vacant to commercial land would be Rs.100 per sq.m for land and Rs.125 per sq.mt for built-up area in GHMC area and Rs.60 for outside GHMC area. Similarly, for vacant to industrial and vacant to miscellaneous it would be Rs.60 per sq.m for land and for built-up area it would be Rs.125 per sq.m. For change in land use, the increase in development charges for recreational to residential, industrial and miscellaneous would be Rs.200 per sq.m for land and Rs.225 in case of recreational to commercial in the erstwhile MCH area. It will be Rs.100/sq.m for recreational to residential, etc., and Rs.150 per sq.m for commercial in erstwhile non-MCH area. But for built-up area it is Rs.100/sq.m in GHMC area and Rs.45 outside GHMC area. HUDA had represented to the Government for enhancement of development charges, including those relating to residential, commercial, industrial, agricultural and recreational use.
