40 p.c. of the land being developed will be given to land-losers The budget houses will cater to all income groups
BANGALORE: The Revised Master Plan 2015 has earmarked nearly 4,000 acres in the eastern and western sectors of the city for the formation of sites and budget houses. In a significant first, the Bangalore Development Authority (BDA) will give 40 per cent of the land being developed to those who will lose lands in the process of acquisition, according to BDA Commissioner M.K. Shankarlinge Gowda. Addressing presspersons here on Saturday, he said that 23 sq km (5,700 acres) had been opened up along the Varthur, Sarjapur and Hosur roads for residential development. On 1,642 acres, the BDA intended to form 11,560 sites and on 1,000 acres build 96,566 budget houses. On 1,824 acres, 19,700 sites would be formed which would be given as compensation to those whose lands were being acquired. The budget houses would cater to all income groups with 31,190 houses for low income group (LIG), 44,120 houses for middle income group (MIG) and 22,810 for high income group (HIG). Units of 650 sq ft, 850 sq ft and 1,100 sq ft would be built for the three groups. As part of the process of promoting development in the western sector, the master plan has opened up 15.5 sq km (4,322.5 acres) along Mysore Road to Magadi Road, near the Bangalore-Mysore Infrastructure Corridor. On 1,400 acres, the BDA planned to form 16,200 sites, build 48,283 budget houses, including 18,095 units for LIG, 23,060 units for MIG and 11,405 for HIG. On 1,556 acres, 16,800 sites would be formed to be given away to the land losers. In the western sector, 1,025 acres had been earmarked for IT and related activities. “This is estimated to generate about two lakh jobs,” Mr. Gowda said. Integrated townships were another feature of the master plan. Areas with a minimum of 40 hectares and a road width of 18 m could be developed as townships on work-live-play principle. In new areas of the Bruhat Bangalore Mahanagara Palike, areas around valleys had been earmarked as buffer zones. “This is only for the new areas, as areas around the old ones have already been developed,” Mr. Gowda said.
