HUDA plans auctions for ORR funding

HUDA plans to give Rs. 350 crore for the project

Detailed report on plots to be ready by month-end

HYDERABAD: The Hyderabad Urban Development Authority (HUDA) is gearing up for another round of land auctions in August to raise funds for the Outer Ring Road Phase II. Although the project is to be executed in the annuity model, the HUDA is committed to provide 25 per cent of the total funds, i.e. about Rs. 350 crores.

The funds realised over and above it will be utilised for other projects, said HUDA Vice-Chairman Jayesh Ranjan. “We have constituted teams to survey and identify leftover plots and open areas in layouts. A detailed report on the extent and number of plots suitable for auction in Miyapur, Nalagandla, Tellapur, Ramachandrapuram, Madhapur, Mushq Mahal near Attapur, Asifnagar, Nandagiri Hills, HUDA Heights, etc., will be ready by July-end,” he said.

Plots identified

Leftover plots in the above layouts developed five to 10 years ago - comprising open areas adjoining HUDA layouts, areas left for civic purposes like community halls, schools, commercial complex, besides those areas involved in litigation and had become free now - were inspected and identified by senior officers.

The identified plots and areas will be forwarded to the Planning Department for being incorporated into the layout plans while the Engineering Department will give a feasibility report. “Once these reports are ready, we will review and decide on the auction schedule,” said HUDA Divisional Administrative Officer Yadagiri. Among the identified plots and bits of land are six commercial sites in HUDA’s Techno Enclave, Madhapur, 30 plots in Miyapur under Category I, II and III with plots ranging from 130 sq.yards to 500 sq.yards and 23 left over open spaces proposed to be converted into plots.

Plots reserved in 21 places for community purpose will also be converted into plots as they are over and above the 10 per cent of layout area reserved for community purposes. A 23-acre and a three-acre pieces of land attached to existing layouts and freed of litigation have also been identified. Another big land chunk, 104 acres in Miyapur was being re-surveyed for development. Similarly, 56 bits in Nalaganda, six plots and 10 open sites in Mushq Mahal, plots on Tellapur main road and leftover plots in interior layouts have also been identified. Prevailing rates in Miyapur, Nalagandla, Tellapur, RC Puram is around Rs.10, 000 a sq.yard while in Madhapur, Rs.50, 000.
