Eco-friendly: The ‘green building’ of the HUDA which was inaugurated on Tuesday. HYDERABAD: No matter HUDA is vacating its Paigah Palace premises at Begumpet. But before handing it over to the US Consulate authorities, it inaugurated its newly constructed ‘Green Building’, HUDA Annexe II, adjacent to the existing HUDA building, here on Tuesday. The 20,000 sft building was constructed based on energy efficient and environment friendly parameters and inaugurated by HUDA Chairman D. Sudheer Reddy, coinciding with the 32nd HUDA Formation Day. HUDA became the first Urban Development Authority in the country to have constructed a ‘green building’ for its office and was also the first Government green building in the city, Mr. Reddy said, adding the main objective was to spread the message of green buildings in Hyderabad Metropolitan area. The exterior of the Annexe II building with three floors and elevation was designed to blend with the adjacent Paigah Palace building while the principles and features of construction were in accordance with green building concept such as a central atrium to ensure maximum natural light and ventilation and cutting on energy cost. The other concepts that went into the building are use of fly ash bricks, vitrified flooring containing recycled material, high performance windows using double glazing to reduce head radiation by allowing only 30 per cent of heat inside, use of old timber of the adjacent building and insulation of deck roof to keep the building cool. It also has provision of sensors in toilets to allow only required amount of water, STPs for recycle of waste water, recycled grey water for flushing and landscape, non-toxic low VOC (volatile organic compound) paints, provision to capture 100 per cent rain water through storm water drains. HUDA Vice-Chairman Jayesh Ranjan said HUDA constructed the green building to promote the concept by demonstrating its benefits. All buildings to come up in HUDA’s Tellapur Integrated Township would be green buildings. A study group was commissioned to formulate green building regulations exclusively for Hyderabad and builders adopting green building concepts would be given incentives. He said though a green building would cost 15 per cent more than a conventional building, through energy saving, the entire cost could be recovered in five years. S. Srinivas of CII-Sohrabji Godrej Green Business Centre, the first green building in private sector, Chief Engineer Vivek Deshmukh spoke.
