Flat rate for flats in new scheme


Official notification could be issued next week

Citizens to be given two months to apply for regularisation


HYDERABAD: The Compulsory Disclosure Scheme (CDS) for regularising illegal buildings and structures deviated from the sanctioned plan in three cities is likely to have a flat rate for apartments.

An amount of Rs. 20,000 has to be paid for apartments of less than 1,000 sq.ft and Rs. 30,000 for more than 1,000 sq.ft. For independent and commercial buildings, penal fee will be different for structures with less than 30 per cent deviations while those with more than 30 per cent deviations and illegal buildings will attract a heavier fine.

Official sources indicated that an official notification could be issued any time next week giving two months time for citizens to apply for regularisation. The high powered panel headed by Sunil Sharma, Commissioner and Director of Municipal Administration, and consisting of senior officials, is holding marathon meetings to come out with guidelines and worksheets before the ordinance.

Hyderabad, Vijayawada and Visakhapatnam Corporations will have six months time to scrutiny and clear all the applications. “It will be a one time payment and we will issue an occupancy certificate clearing the building. Application form will be single and simple to be filled up,” explained a senior official.

Buildings are to be categorised into four – permitted but with deviations, illegal structures, commercial or residential buildings, multi-storied buildings of above 18 metres of height. Owners of multi-storied buildings will be given an extra three months to get no objection certificates from Airports Authority of India and Fire Services after they apply to the municipal body.

Forms will be made available at all municipal circle offices and for GHMC, they may also be given at branches of State Bank of Hyderabad. Similarly, receiving applications too will be decentralised. The scheme could be made applicable for constructions after 1985 till the new simplified common building rules came into force through G.O.86.

Officials are planning to have an inventory over the current buildings with video shots to prevent any last minute rapid constructions coming up to take advantage of CDS.
