Kakkanad is grabbing all the attention

The easy accessibility of national highways, international airport, seaport, several shopping malls and other leisure points have made Kakkanad the favourite of one and all. "Kakkanad has emerged as the most sought after residential hub for the IT professionals heading for Kochi.

Amongst all the upcoming nerve centres in Kochi, Kakkanad is considered to be grabbing all the attention. The growth and development of Kakkanad is bound to astonish anyone who peeps into its non-descript history. It’s arguably one of the rags-to- riches story that Kochi has witnessed in recent times. And, today Kakkanad is said to be one of the most prestigious addresses in Kochi.

With the demand for flats and villas in and around Kakkanad becoming steep, more and more builders are coming up with mammoth township projects in and around Kakkanad. Apart from the capital appreciation, over the past few years, the rental value also has gone up drastically in Kakkanad. And, with the prospects of Kakkanad skyrocketing, the realtors who are treading a professional path these days are elated. Most reputed builders in the city have hired the services of high-profile architects and engineers to design their properties in Kakkanad.

With too many players in the fray and fierce competition around, everyone in the business is taking things very seriously. And most have realized that the way to the heart of customers is through innovation. The newly emerged IT boom has put Kakkanad in the limelight and with Smartcity having become a reality, the fortunes of this hilly region are heading skywards. Those who have opted for Kakkanad feel that the place offers all the facilities of a cosmopolitan life.

Besides, the presence of commercial centres such as Kinfra Park, Infopark and Biotechnology Park has made Kakkanad a hot destination in business circles too. In the wake of all these changes, several major corporate houses including MNCs are eyeing Kakkanad as their future operational base. Kakkanad’s close proximity to all prominent destinations in Kochi is also an important reason for its rising face value. Resultantly, for most of the city based builders and developers Kakkanad has become a favourite hub and most reputed builders have mega projects in and around Kakkanad.

And this has catapulted this region into prominence", says Anumod Menon of Manjooran Housing. Manjooran Housing has two ongoing projects centering Kochi.

The first project called Orchid Meadows is fast nearing completion and is expected to be handed over in a matter of six months. The second project called Rowan Park consists of luxury villas meant for the high end group and a proposed apartment project offering nearly 200 units.With the demand for flats and villas becoming steep, more and more innovations are flooding the market. Finding a buoyant market, real estate developers from outside the state have also started their operations in Kakkanad on a large scale.People have also started buying apartments and villas in Kakkanad with an expectation of assured returns in the long run. Investors feel that by investing in the real estate in Kochi, especially in places like Kakkanad is likely to bring in rich dividends not only in terms of capital returns but also as rentals. An interesting factor in the ongoing spirited activities in real estate is that most of the customers are not fuzzy about the price factor and are more concerned about the credibility of the builder and the facilities that are offered by them. And thus, unlike an early trend today most builders are offering very spacious apartments with several luxury amenities. The emerging IT boom has put Kakkanad in the limelight and many builders have also announced studio apartment projects to rope in the huge number of single professionals who are likely to touch down through IT majors and BPO companies.With the changing times, the attitudes of the customers have also undergone sweeping changes and most are prudent enough to check the factors like quality of the construction and on-time delivery. With the competition mounting, the builders are also realizing the fact that, to survive in this aggressive environment, one has to strictly adhere to stringent quality assurance. And reportedly, all concerned are working to that effect in a dedicated manner.
