The city of Kozhikode is no more a sleepy town. Shunting its age-old image, the city which has entered the hall of fame for its soccer spirit, delicious halva and friendly auto rickshaw drivers, is slowly emerging as the next big destination in Kerala. Of late, it is turning out to be as one of the most happening places in the state in terms of business growth and in the number of new mega projects. Numerous projects are being announced in rather quick succession and the c ity has caught the attention of big names in the corporate world. The infrastructure development of the region is on an upswing and ambitious projects like Knowledge Village, Malaysian City, Technopark etc are putting Kozhikode in the limelight. The Birla Group who owns the Gwalior Rayons is also discussing the possibility of converting its factory into an IT Park is proof enough of the fact that Kozhikode is truly going places these days. With numerous changes taking place and more such things already on the cards, one specific segment that’s really taken a total turnaround is the construction sector. The realty scene in Kozhikode is scaling up in an unprecedented manner and finding a very prospective market, more and more players are entering the business. In fact, the airport at Kozhikode is also getting busier by the day. Very recently a number of airliners have begun their operations from Kozhikode and more are in the offing. "With the equation fast changing, the customer need is all likely to experience a sizable growth in coming years and we are planning our strategies accordingly", says M P Sankar, CEO of QUEENS HABITAT PVT. LTD. Queen’s Habitat is a Kozhikode based builder which has made its presence felt in the construction scene within a short span of time. With the demand for villas mounting they have launched their maiden villa project titled Queen’s Park aiming both the budget and premium clientele. Queen’s Park is loaded with all standard amenities like club house, recreation room, health club, association hall etc. The earlier projects of Queen’s Habitat include Rani Apartments, Queen’s Avenue and Royal Enclave all of which were apartment projects. "We decided to launch a villa project owing to repeated request from our already existing clients and almost 60 per cent of the villa project has already been sold out within a month of its launch", adds Sankar. Hani Musthafa, Director of EXPRESS HOUSING COMPLEX is also of the opinion that, as of now, the demand-supply ratio in the housing sector in Kozhikode has a wide gap and as such the growth of the sector is bound to happen in recent future. To tap the huge potential that the city of Kozhikode has in its fold, Express Housing has launched two more villa projects recently namely Villa Flora and Golf Links Enclave with five and eight units respectively. The Villa Flora located at Parayanchery off Mavoor Road and Golf Links Enclave is located at Chevayur. Both the villa projects come with world-class amenities. With almost 28 years of existence in the realty sector, Express Housing is said to have pioneered the realty business in Kozhikode and has more than 40 completed projects to their credit in the city alone. CUBIX BUILDERS promoted by a group of professionals from REC, Kozhikode has created a niche of their own not only in the sphere of civil construction but also in consultancy and project management. Cubix too have launched two villa projects in and around Kozhikode city of which the Exclusive Enclave located near Civil Station includes 6 units and comes in the variant of 3 and 4 bedroom villas while the second one Cubix Coconut Grove coming up at Vellimadukunnu caters to the luxury segment and has 27 units in a range 3 and 4 bedroom villas. The Cubix Coconut Grove, according to its space allocation, falls into different categories such as Palace, Manor, Mansion, Bungalows and villas. "We have allocated all luxury amenities like wireless internet, video phone security, club house, party area, swimming pool, health club, jogging track, basketball court and library at Coconut Grove", reveals Shabin K Mohammed, Chief Executive Officer of Cubix Builders. Finding it more prospective, Cubix is also diversifying into infrastructure development in a big way. HI-LITE BUILDERS, one of the prominent realty player in Kozhikode, has been delivering homes for the last five years. “Finding ready takers for villas, we are all set to launch two projects, one within the city and the other in the suburbs with 110 and 45 dwellings respectively” says, M.A. Mehaboob, Director, Hi-Lite Builders. Well past 5 years into full-fledged operations, Hi-Lite has entered into the big league by taking up the construction of huge malls and other commercial complexes. One of their ongoing projects, an apartment one, called Metromax with 272 units is considered to be the biggest such project to have undertaken by a Kozhikode based builder. Finding ready takers for villas and apartments, several renowned builders and developers from outside are also planning to commence their operations in Kozhikode. With the in-flow of business groups growing, the demand for villas is on the rise in Kozhikode and with a view to rise up to their expectations; the builders are turning true professionals too. And understandably, gated colonies and villa projects are going to dot the skyline of Kozhikode in distant future. And in the process the builders are foraying not only into the city but also towards its suburbs. Sunil
