Delay in notifying plan hits many projects

BANGALORE: Delay in notifying the draft interim master plan for the Bangalore Metropolitan Region seems to have affected a number of projects, as developers have been complaining of blocked investments and difficulty in securing land conversion and plan sanctions over the last two years.

For developers, relief may not be in sight in the near future, as the draft plan that was recently approved by the executive committee of the Governor is in all likelihood to be re-examined by the BJP Government.

It is learnt that though the Bangalore Metropolitan Region Development Authority (BMRDA) submitted the draft interim master plan to the Government in September 2007, the executive committee of the Governor approved it only during May 2008.

The BJP Government is likely to look into it all over again before notifying the draft plan, sources in BMRDA said.

The sources said that the draft interim master plan for the metropolitan region was submitted to the Government in September 2007 suggesting modifications.

“Minor changes in the plan had been incorporated based on the objections received from the public. Reasons have been given for not accepting the objections,” the sources said.

“When the BMRDA stopped land conversion and plan sanctions on July 15, 2006, it was said that the interim master plan would be approved and released by December 31, 2006.

Hardship

“This delay has brought hardship on developers in the form of blocked funds. Also, the developers are constrained in getting the plan sanctions and launching new projects,” General Secretary, Karnataka Township Developers Association C.J. Roy told The Hindu.

The Bangalore International Airport Area Planning Authority (BIAAPA) final master plan is also pending for approval with the Government.

Similarly, the plan for Bidadi/Ramanagara has also not been released.

It is learnt that a large amount of money has been invested in the area.
