Taking shape: The realty activity in Jalladampettai is gaining momentum. A scene in Jayachandran Nagar. — TAMBARAM: The near-saturation of real estate activity in Chennai and its immediate fringes made many home-seekers, land-hunters and builders move over to the suburbs, particularly those in the south in view of the clean air, copious supply of water and peaceful environs. One place that attracted the attention of property developers over the past couple of years is Jalladampettai. Sandwiched between Pallikaranai town panchayat and Medavakkam and Perumbakkam village panchayats, Jalladampettai was hardly known to people outside, unlike its neighbouring places. Today, despite the overall recession in the real estate market, major construction activities in the form of massive apartment complexes is on here. Jalladampettai village panchayat is part of the St. Thomas Mount Panchayat Union and like most other rural pockets had been a centre of traditional vocations such as farming and fishing. With agriculture coming to an end, farming lands have all turned into housing plots. There has been a considerable increase in the population with the arrival of new settlers in localities promoted by small-time promoters. Jalladampettai shot into prominence with the development of a landmark that no traveller on the Velachery Main Road can miss. Nearly two dozen companies are constructing apartment complexes, both small and big, on a piece of land measuring over 20 acres. While small companies are building flats on plots measuring a couple of grounds to suit the requirements of those with restrictions on their budgets, reputed companies are offering luxury apartments. A representative of one of the builders said that nothing less than 500 apartments were coming up on the site. On completion, the project would give a thrust to economic activity and create a plenty of job opportunities for the local population. Staff of Jalladampettai village panchayat said they were glad that such real estate ventures and building activities were taking place as it was bound to increase the revenue for the cash-starved village panchayats and the panchayat union too. The results are already visible, but they are waiting for more families to move into apartment complexes for the cash box to keep ringing. The revenue generated would be pumped back into the panchayat for improving the much-needed basic amenities in this rural local body. C. R. Sekar, a resident of Jalladampettai, said the locality was blessed with adequate water supply. “Water will never dry up as there are lakes and tanks all over”, he said. While admitting that real estate activity, of late, was not as hectic as it once used to be in the area, Mr. Sekar said it was the group of apartment complexes that turned the spotlight on Jalladampettai. The Velachery railway station was less than five km away and there were plenty of buses. Further its strategic location made it easily accessible to Rajiv Gandhi Salai (Old Mamallapuram Road) through Pallavaram-Thoraipakkam Road at Pallikaranai junction and also from the Medavakkam intersection through the road leading to Sholinganallur. The upgraded Medavakkam Primary Health Centre and two leading private hospitals ensured that those in need of medical care need not be rushed to healthcare facilities in Chennai. In terms of educational institutions, Jalladampettai was dotted with popular schools. He, however, feared that the mushrooming of apartments might also strain the environment as elaborate arrangements to drain grey water and sewage were not in place.
