Anomalies in existing market values to be rectified; State expecting Rs. 1,200 crore from regularisation


Over 5,000 acres to be used for public purpose

Departments asked to indicate their requirement


HYDERABAD: The State government has prepared the ground for increasing market values of properties by about 30 per cent in all the cities and towns with effect from August 1 for registration purpose.

This will fetch revenue of Rs. 230 crore to the exchequer. The government has formulated a plan to raise a further amount of Rs. 31 crore by rectifying anomalies in the existing market values.

Revenue aspect

Disclosing this to The Hindu, Revenue Minister D. Prasada Rao said the upward revision of property values will help plug the revenue gap of Rs. 460 crore in the Rs. 5,500 crore target fixed for the Registration & Stamps Department for this fiscal due to a slump in the real estate market.

The Minister also said the government departments and agencies need not look too far for the lands they need in Hyderabad, Visakhapatnam, Vijayawada, Warangal and Guntur to construct their own buildings. Over 5,000 acres of land is available with the government in these cities following the recent repeal of the Urban Ceiling Act.

In fact, various departments have been asked to indicate their requirement of land before scouting for private land that often costs a fortune.

9,199 acres in all

In all, 9,199 acres of land became available after the repeal of the Urban Ceiling Act, 1976.

However, 4,131 acres out of this would go back to the present occupants or original owners under the regularisation scheme introduced after repeal of the Act.

The remaining extent of 5,068 acres could be retained by the government for public purpose as these lands were not occupied by encroachers. Also, the original owners were unlikely to claim the land as most of them had died, he added.

In line with the decision taken by the government, K. Ratna Prabha, Principal Secretary, Revenue, is receiving indents from departments for allotment of these lands in the five cities. She said the land might also be used for Indiramma and other pro-poor schemes.

The government, however, is expecting revenue of Rs. 1,200 crore from the regularisation scheme under which market value prevailing in 2003 will have to be paid by the owners.
