‘Be careful in buying/developing property in Osmansagar and Himayatsagar catchment areas’ Gram panchayats are not competent to sanction non-agricultural activity HYDERABAD: The Hyderabad Urban Development Authority (HUDA) has a caution for those looking to pick property around the city. If the piece of land that interests you happens to be in catchment area of Osmansagar and Himayatsagar, please hold back your plans. The construction activity is restricted in designated catchment areas, the caution notice informs while listing out 84 villages that fall in the category for these two lakes. It also calls upon the citizens to be responsible in maintaining the water bodies and urge them to report any illegal construction activity taking place in the specified area. “Be careful in buying/developing property in the catchment areas of Osmansagar and Himayatsagar,” the banner on the website ( www.hudahyd.org) says. These 84 villages fall in the jurisdiction of HUDA which is made the sole and competent authority to consider any development activities here. The gram panchayats are not competent to sanction non-agricultural activity in the said area and thus any permission issued by them is illegal, the property seekers and developers are informed. The general public is also cautioned against entering into transactions of plots in unauthorised layouts and illegal developments in the catchments and those taking them up will be doing at their own risk and ‘may face consequence as per law’. The caution notice also address builders, developers, promoters, public agencies and other bodies/agencies on this. The Rule 24 of the Hyderabad Revised Building Rules, 2007 is also cited to remind builders, developers and those doing property business and soliciting property sale/transaction in HUDA area, on the need to necessarily mention details of approval from HUDA/DTCP. The permit/file number and its validity is also to be mentioned for information and verification of prospective buyer. Those not adhering to these provisions face the prospect of being debarred from practice in the local authority area besides prosecution as per law. The property seekers have been asked to check with the HUDA / HADA for legal permission before investing in any property within the catchment area. An appeal is also made to the general public to inform the authorities if they notice any illegal development/layout.
