Infopark’s Koratty unit to be ready by next year

Staff Reporter

IT parks at Cherthala, Ambalapuzha to follow

Over 10 lakh sq.ft to be offered once developed

Space being offered at Rs. 30 per sq.ft

KOCHI: Cementing its place as the premier organisation in the information technology sector in the State, Infopark is moving ahead with its expansion drive.

Among the three IT parks being developed by the Infopark under it, the one at Koratty in Thrissur district will be the first to get off the block. The IT parks at Cherthala and Ambalapuzha will follow suit.

“In the first phase, 40,000 sq.ft. will be readied at an estimated cost of Rs. 10 crore at Koratty by January next year,” said Nishanth Kumar, senior manager (business development), Infopark.

A few existing structures on the 30 acres acquired for the Koratty park were being refurbished and developed into ‘plug-and-play’ office space in the first phase, he said. The marketing of space is already under way and has evoked good response, Mr. Kumar said.

Many Thrissur-based non-resident Keralites operating firms abroad had found the space very attractive. The Koratty Park will be developed in a phased manner and will offer 10 lakh sq.ft or more once fully-developed. While Infopark will develop its own space, interested IT companies will be offered space to set up private campuses with some space being developed by other co-developers.

Since the Koratty Park is being developed as a non-Special Economic Zone area, it offers bigger prospects to small, medium and big players alike.

Unlike IT parks notified as SEZ where mainly export-oriented companies prosper, the one at Koratty has no such constraints with benefits accruing to even local entrepreneurs and small and medium enterprises. At a time when the global economic recession has taken its toll on export-oriented businesses, this could prove to be an added advantage.

Besides, the prominent players operating out of major IT hubs in Kochi and Thiruvananthapuram could launch their satellite centres here, by utilising the cost-effective space. Many of these companies could shift out many of their employees, who are residents of Thrissur, to these satellite centres thus reducing the transportation cost to a great extent.

The rent being charged is also attractive to small and medium enterprises and local entrepreneurs who could not afford to knock at the doors of premier organisations like Infopark and Technopark.

As an introductory offer, the space at Koratty Park is being offered at Rs. 30 per sq.ft as against Rs. 45 at Infopark, Mr. Kumar said.
