Plans afoot for layout in land-pooling project

Viskhapatnam: The Visakhapatnam Urban Development Authority (VUDA) is gearing up to take up work on its land-pooling project at Paradesipalem. “We will first take up layout in 50 to 60 acres of undisputed land. A survey has been going on and layout pattern is being readied,” VUDA Vice-Chairman V.N. Vishnu told The Hindu.

Land-pooling project is taken up in 300 acres of land, including that of the government, with participation of 125 farmers at Paradesipalem in 2007. For every acre contributed to the project, VUDA will give 1,800 sq yards of developed land to farmers. The model has been adopted to avoid land acquisition and make farmers participants in developing layouts.

After a representation by farmers early this month, the Vice-Chairman announced the formation of a committee comprising farmers’ representatives and VUDA officials to identify suitable land to take up development. He told them that work on the project got delayed owing to legal issues raised by some farmers. Mr. Vishnu said the plots in the layouts developed would be auctioned. The participating farmers are free to join VUDA in selling their plots or can do it on their own.

Jurong housing project

The much-delayed housing project of VUDA at Madhurawada to be executed by Jurong (India) Infrastructure Limited is likely to gain momentum after a crucial meeting on July 31 to decide the cost to be paid to the agency. Jurong is to design and build the mega township in 14 blocks in four categories in a 40-acre land.

Mr. Vishnu said after the government had recently issued a GO allowing for cost revision after a representation by the company citing hike in the price of steel and cement. A preliminary meeting was held. The officials of VUDA and Jurong India are preparing a Bill of Quantities to work out the price.

VUDA’s proposed layout at Gambhiram had some encroachment problems and they were being sorted out. The auction would be taken up sometime towards the end of August or early September. Some of the plots at Kummaripalem and other layouts which have been left out in earlier auctions would also be taken up at that time, Mr. Vishnu added.
