The concept of staging is catching on ...



BEFORE AND AFTER: Staging works wonders

If finding a house is an ordeal, getting it to look like a place you'd want to come back to everyday is exhausting. And if you're new to the city, even finding a set of tablemats will begin to feel like a wild goose chase. But imagine if your house came furnished when you bought/rented it.

This concept called "staging" is now being brought to India by Fresco. Home staging is the art of furnishing vacant homes right from beds to sofas and artefacts to flowers. A proven real estate strategy, staging helps attract a higher price for the property, than if it were to be displayed barren. Sunil Koliyot from Fresco says, "Staging lends an extra appeal that clinches the deal, because the buyers actually see how the house or apartment will look when lived."

Girija Venkatesan, also from Fresco, says, "There are beds, linen; there are masala bottles, cutting boards and knives in the kitchen; there's a shelf with shampoo in the bathroom... the buyer gets a view of how this house can look at its best."


Buyers also have the option of buying all or some of the furniture they see. For the realtor, however, the staging is done on a monthly rental basis. When asked if the same kind of home setting would fascinate all buyers, Girija says, "We fashion each home into an elegant lifestyle statement, designed to appeal to the greatest number of buyers." Homes are staged based on the type of buyers who are likely to be interested. For example, a house in a posh locality would lend itself to more expensive and flamboyant interiors than one in a middle class area. Apparently, homes staged in this manner sell more quickly and at higher rates than non-staged ones.
