Proper ceilings need to be fixed for buildings. For example, it can be 25 per cent for residential buildings, cent per cent for industrial buildings and 150 per cent for commercial buildings. Discount can be provided for the same based on depreciation value and nature of buildings. For star hotels, Theme parks, multiplexes and shopping malls, air-conditioned halls and super specialty hospitals, a separate basic value can be fixed by local bodies.
