Grab a slice of Gachibowli pie

It used to be a God-forsaken place once. Now, Gachibowli too has hurtled into the big league. IT biggies have set shop. Apartments are coming up and the infrastructure is in place. The proposed Knowledge Corridor will be the icing on the cake, writes Dennis Marcus Mathew.

Gachibowli's moment of deliverance is just round the corner.

An outer ring road that will connect Gachibowli to Shamshabad, a `Hyderabad Knowledge Corridor' sprawled over a whopping 20,000 acres and a few more relaxations in issuance of building permissions from the Cyberabad Development Authority - once these catalysts are in place, a time-bomb in the form of development is anticipated to explode, throwing Gachibowli into a league that can be compared to any other high end region in the State capital.

More than UoH

Even without these, a strong undercurrent of development is visible all along and over the horizon of Gachibowli, the existence of which was connected solely to the University of Hyderabad till a few years ago. As one drives down from the Hi-tech City, past Kondapur and along the road to UoH, cuddled and caressed from both sides by refreshing greenery, the Hyderabad Urban Development Authority's urban forestry wing's efforts to add to the luxuriance of nature here augment the soothing feel. And this is that one aspect that is yet to be mauled by concrete and machine, and one that is expected to remain as Gachibowli's unique selling proposition.

Big shots

As the sprawling University campus stands mute spectator to all that is happening around it, prestigious institutions like the Indian School of Business, prominent IT firms including Wipro, Infosys, Polaris, Kanbay, the International Institute of Information Technology, the CMC Centre and others have already come up.

The IMG Bharata Academy, touted to trigger a sports revolution, is coming up in Gachibowli, so is Microsoft. All these, which promise to make the region a hub for IT and IT enabled services, academics and research, are apart from the magnificent stadium and the Games Village that hosted the National Games and its participants.

Corridor to progress

More are in the offing once the proposed Knowledge Corridor that will stretch from Kannamet village near HITEX to Kollur Village covering 34 revenue villages, becomes a reality. The Corridor is aimed at housing knowledge-based industries, like Information Technology, Biotechnology, Bio-IT, financial services and will probably be the largest such corridor in Asia.

Gachibowli is well connected in most aspects. Catering to the increasing demand, the RTC has already strengthened its fleet and one usually does not have to wait much for a bus to commute on either side with HCU Depot as the centre point. Local MMTS connectivity is also on the cards and currently, the nearest MMTS stations are Lingampally on one side and Hafeezpet on the other. A steady stream of seven-seater autos fill up the gaps.

While Gachibowli awaits support infrastructure to fall in place, a short drive to Chandanagar beyond Lingampally offers the necessary shopping centres now. Apart from the AP Housing Board colony, there are a few other residential blocks that are in various stages of completion, waiting for prospective owners.

The belt now has more corporate buildings than homes. But with promises of "beautiful duplex row houses", apartments and similar constructions being delivered every hour and several construction companies already buying land to launch their projects, the topography of Gachibowli is set for a revolutionary change.

"Yes, Gachibowli is growing," says C. Ramakrishna Rao, commissioner of the Serilingampally Municipality that takes care of civic amenities in the area. "As of now, we have more corporates in the area, but more residential localities will come up. Civic amenity-wise, Gachibowli is well endowed.

There is no water problem, all areas have power supply and all related infrastructure are being improvised as per requirements," he adds.

Paul Prakash, a social worker who dabbles in a little bit of real estate deals as well, says the spark of development fired by the previous Government had caught on well, with the wave of modernisation sweeping Hyderabad's outskirts, starting with Madhapur, extending to Kondapur and now, it is Gachibowli's turn to rise and shine.

Infrastructure-wise, Gachibowli has no major bottlenecks.

There are well-laid wide roads, black-topped and cement ones, a comparatively trouble-free supply of Manjeera water by the Metro Water Board and proper drainage systems. Schools are required, so is a hospital that can ease the pressure on the health care clinics here.

"All that will come up once the proposed plans for the ring road, the knowledge corridor and others are in place," says Mr. Rao.

Road facing areas:

Between Rs.10,000 and Rs.15,000 per square yard now. Expected to shoot up to Rs.20,000.
