TSI and ICICI Venture project launched

Close on the heels of the Lanco project that created ripples in the real estate scenario, came the announcement of another major project that seeks to change the city landscape further.

The TSI Venture India, a joint venture between Tishman Speyer and ICICI Venture broke ground on WaveRock, a 12 acre, 2.2 million sq. ft. Class A office property at Gachibowli this week.

As a world-class office property, the venture promise a well designed and highly efficient floor plate yielding up to 90 per cent usable space and flexible floor plans that include contiguous space ranging from 15,000 sq. ft to 90,000 sq.ft.

The amenities offered here include a fully equipped gymnasium, a multi-cuisine food court, convenience stores and ATMs.

The property meets the highest international standards in office space, offering automated building management systems, elevator wait-time of 30 seconds, multi-level structured parking and double glazing on all sides, the developers state. The promoters plan WaveRock as a three-phased project with first one expected to be ready for occupancy by the fourth quarter of 2008.

Another unique feature is that the building is designed as per the U.S. Green Building Council standards needed to obtain the Leadership in Energy and Environmental Design (LEED) accreditation.

The project is also ideally located in the happening part of the city outskirts and boast of proximity with the Financial District which is home to global companies such as Microsoft, Infosys, Franklin Templeton, UBS, Computer Associates, Wipro and ISB.
