Double check before renting out your dwelling

Like all property related matters, even letting out premises is a task that calls for certain caution and putting in place measures to ensure that a decent rental is quoted and also tenancy relation remains hassle free.

Once you decide on putting the ‘To Let’ board or call in a rental agent, take a closer at the premises and take up minor repairs that might be needed. Remember the better maintained a flat or a house is, better are the chances of seeking a higher rental.

Checklist

Will a whitewash help in giving the premises a better look? Or a change of faucets in the kitchen and taps in bathroom improve the convenience?

Take a closer look at the electrical wiring and switches and see if they are working fine. Is the roof leaking? If so, can some minor repairs help in getting the problem solved?

Run a check on the windows and doors for a prospective tenant is sure to be put off by creaky doors and windows that refuse to shut properly.

Never keep the premises locked for long durations when the space to let out is lying vacant.

Periodically get it cleaned and have fresh air flowing in. An inventory of the provisions such as fans, bulbs, tubes and other fixtures can help and once a tenant is ready to move in, have it signed by him/her on what all they are taking in control.

Allowing a tenant to occupy your premises means giving complete possession of the property, hence some references and a bit of background check of them can be of help in the longer run.

Agreement, a must

A written agreement with due clauses on periodical hikes in the rental and on maintenance of the property should be in place. It helps more if the same is drawn by an advocate and duly registered.
