Approval
Question: I have purchased 6 cents. This land is a part of 24 cents that was regularised last year under Government’s regularisation scheme. Can I treat my 6 cents as an approved land for housing?
Answer: No. When you decide to build a house on the 6 cents, you can submit to the Corporation an application for Building Licence. At this time your land may also get approved. Please contact Assistant Town Planning Officer of your Zone.
Burial ground
Q: I have land in R.S. Puram adjoining a burial ground. I propose to build a hospital on ground floor and doctors’ quarters on the next two floors.
Do I need to leave open space around the building? Is there any minimum distance away from the burial ground that the building should be built?
A: Yes, you need to provide open space around the building with adequate parking space. You can consider Stilt plus (up to) 4 floors of construction. The building should be at least 90 m away from the compound wall of the burial ground.
Channel
Q: I propose to purchase a plot in Ponniaharajapuram, and a channel passes through the land. The channel is dry throughout the year because it is closed on most of its length. When I want to construct a house, can I cover this channel? The seller says the plot is LPA approved.
A: If the plot is approved by LPA and subsequently by the Corporation, you are safe. Please approach the LPA office or Corporation and have your plot checked using the approval number given to you. You may also check with the Village Officer concerned on the status of the channel. If this channel was used for irrigation under the control of PWD, a clearance from PWD is essential.
IT Park
Q: What is the minimum area of land for an IT Park?
A: For a Special Economic Zone or IT park, a minimum of 25 acres is required.
Building Licence
Q: I submitted an application for Building Licence with the local panchayat more than two months ago. But the application has not been sent to LPA yet nor have I received any reply from the panchayat. What shall I do?
A: It is the Executive Officer who is responsible to process applications. In the normal course of work, the application should be replied as soon as possible after two months of receipt. You may send a registered letter to the EO reminding your application. Depending on the reply or otherwise, a lawyer may be consulted. The Collector may also be intimated about the delay.
