Hunt for property online

Developers are placing details of their major projects on the Internet to reach the NRIs and other segments

Changing times usher in changes in practices. In this era of website and online transactions, even property deals have stepped into the cyber world. The real estate boom which actually was fuelled by the software and BPO professionals who spread out to different parts of the globe also has the same section making the property issues active on the Internet.

The trend is catching up more and more these days and has resulted in most developers placing details of their major projects on the Net and have exclusive websites to promote their ventures.

Target group

The idea is to clearly attract the young professionals working outside the country and keen on either secure a dwelling for the family or have their dollars and pounds invested back home in real estate.

The industry watchers say most of the big projects offering villas, duplex houses and apartment flats with unheard of kind amenities position themselves for the young NRIs. Thus to reach out to this target group, the Net has come handy for them. “You cannot expect the typical middle class back home to invest the kind of money needed for villas and spacious duplex houses. For developers with costly ventures, brochures on the web are more important to reach target buyers who are thousands of miles away and are regularly browsing to see what is happening here,” says a builder.

Thus property matters at the click of a mouse have come into vogue. All details of venture right from location to the facades to amenities are made available on the websites and a prospective buyer can browse them and check for himself. Colourful slides, aesthetically done up details of the project and various architectural and engineering nuances turn them very appealing.

Booking

After browsing the details, those interested can make enquiries online and also book from the floor plan that is offered in most cases. Certain factors do play a role in decision making and these include the reputation of the developer and also the credibility that the company has managed to gain with earlier projects.

Clearly, big names have more enquiries and also online bookings happening when compared to the medium and small operators.

“Most customers booking online are NRIs and are those who have positive inputs about the company and its standing,” says John William Myle, GM Sales & Marketing, Maytas Properties.

The faith factor plays a major role since in some cases the buyer is not actually visiting the site on ground to check and study.

In some cases, if the family is back here, they go out and after adequate enquiries offer a feedback. The websites have a provision of the blocking a property online by paying a certain amount, say Rs.25,000 or so. The developer gets an alert with details of the person who has blocked the property and they get in touch to take the deal ahead.

With the web throwing up new avenues of marketing real estate, even small builders are placing details of their projects. Also, websites offering inputs on properties for sale and rentals in the city have also gained popularity in recent times.
