Brands get respect in property market

Brand loyalty is not a myth, affirm builders in Kozhikode.

Brands command respect. The flourishing real estate sector in Kozhikode city will tell you that brand loyalty is not a myth. Mega projects promoted by branded builders are still much sought after, notwithstanding the speculation of a slowdown in the realty sector.

“The real estate scene is vibrant in the city. One of the reasons is clients scout for branded products,” says K.P. Noushad, Director of Hi-lite Builders. Land prices have touched record levels in recent times. However, genuine buyers and investors look for apartments and villas promoted by builders with reputation and experience. “Our clients include non-resident Indians, professionals and the local population. All of them seek amenities which they believe can be offered by branded companies,” Mr. Noushad says.

The recently launched Metroma of Hi-lite Builders on Thondayad Bypass is said to be the largest residential complex in north Kerala. It consists of 272 apartments and boasts a collection of the wonderful aspects of community living. “Nearly 75 per cent of the units have been booked. A unit having at least 1,200 sq.ft of total space is priced at Rs. 2,350 a sq.ft,” he says.

Mr. Noushad says Hi-lite Builders have five ongoing projects. The Spring Dale luxury villas at Palazhi create a new world of comfortable living in the city. A total of 110 luxury villas are being developed at the sprawling location. “The uniqueness of the project includes a wide range of premium amenities and proximity to international schools and family clubs. A villa is priced at Rs. 70 lakh,” he says.

Riverdale at Areacode is located on 3.2 hectares of greenery on the waterfront of the Chaliyar. Forty-five luxury villas have been planned at the foothills of this downtown area. Bookings have started for the villas, each priced at Rs. 55 lakh. Anwar Sadath, Director of Calicut Landmark Builders, feels that earlier people were reluctant to buy a villa or apartment at a high price. With rising income, the younger generation is willing to invest even if a villa is priced at Rs. 1 crore. “But certainly, they look for three things — location, product and the builder,” he says.

A prestigious project of Calicut Landmark Builders is the Silver Garden Villas and apartments at Paroppadi. The 17 villas and 54 apartments are located on a 1.2-hectare plot. All the villas have been sold out. Prices of apartments range from Rs. 15 lakh to Rs. 28 lakh. “The realty sector in Kozhikode is showing no signs of a slowdown. Only the land brokers have jacked up prices,” Mr. Sadath says.

Genuine homebuyers attach much importance to specifications such as foundation, windows, flooring, work area, water supply and electrical works. “The foundations of the villas and apartments cater to international standards. Vitrified tiles have been used for the flooring,” he says.

The work area has a raised platform with a sink. Provisions for installing telephones have been made in the living room, upper living room and two bedrooms. Cable television facilities have been made in the bedrooms and living rooms.

Water is supplied from the Kerala Water Authority connection and wells in the compound.

Generator backup has been provided for common lighting. Wi-Fi Internet facility has also been given, he says.

Most of the villas and apartments of prominent builders offer facilities reflecting international guidelines. The amenities offered are round-the-clock security, a children’s play area, a badminton court, indoor games facilities, a sewage treatment plant, a rooftop party area and a landscaped garden.

Satheesh Kumar, sales manager, PVS Apartments, says that builders and clients establish a long-standing relationship. And this is possible only when the builder is a reputable company having experience in the sector. After-sales service is a way to improve brand loyalty. “That is why investors search for products without bargaining on the costs. It, of course, gives them high returns,” he says.

The recently launched Vydoorya project of the company is attracting homebuyers both from the State and abroad. Almost all apartments of PVS Nakshetra have been sold. A few are available at PVS Navaratna.

The Vydoorya premium apartments will be in a 15-storey complex created for comfort, luxury and style. It will be a marvel of architecture. It will set new standards for a happy family living, functional spaces, highly ventilated rooms and spacious bathrooms, the company says.
