Getting your rupee’s worth

The cost of a house could be broadly classified under two categories — the basic structure and the finish. The cost of the basic structure will be a fixed component that will include foundation, columns and beams, masonry walls and plastering. The finish will include doors and windows, flooring, electrical , sanitary and plumbing fixture, painting and woodwork. The cost of the finishwill be a variable component based on the specification and choice one makes. The rat es mentioned include the basic structure.

What you can get for Rs. 850 per sq.ft.

Flooring tiles could be Athangudi at a basic rate of about Rs.30 sq.ft. The other options are terracotta and mosaic. Terracotta tiles are pleasant, easy to maintain and add a natural earthy feeling to the flooring. They are suitable for the living areas of a house. There are still plenty of mosaic tiles available that are both economical and can offer excellent finish.

All major toilet fixture companies have a budget range. Water closets are available from Rs. 4,500. Slim and water-efficient flush tanks are advisable. Flush valves are also a good option. Wall mounted wash basins are also available from Rs.1,200. Chrome-plated fittings for taps and showers will form the most important part of the toilets. There are numerous brands other than the top few in the market whose quality and prices will prove to be excellent bargains. Mixing and matching these fixtures will get you the best deals for your toilets.

What you can get for Rs.1250 per sq.ft

Tiles could be a mix of vitrified tiles [Rs.60 sq.ft.] in living and dining areas and ceramic tiles [Rs.45] in bedrooms and kitchen. You can have flush doors finished with enamel paint and the windows can be aluminium. The size of the windows could be standardised to save costs. There are numerous options of natural stone such as Kota and Dholpur stonewhose rates are comparable to ceramic tiles. Some options of custom built wood work like wardrobes, crockery unit could be done using commercial plywood finished with some excellent laminates. There is a wide range of kitchen trays and hardware available which could be accommodated in custom built kitchen storages.

Home at Rs.1750 per sq.ft

This home can have some good options on tiles which could be a combination of some natural stone –Granite and Marble (Rs.175-Rs 250/Sft), pre-laminated wooden flooring (Rs.100-Rs 240/ Sft) and full body vitrified tiles (Rs.90-125 per Sft). There is an array of very good sanitary and chrome plated fixtures both in the domestic and imported segment available in the market to conform to this budget.

Modular kitchens offer factory finished yet customisable options starting from Rs.1,00,000 for a kitchen unit. Houses in this budget range should have a mix of different types of wall finishes both exterior and interior. Textured and patterned paints, wall papers and hand painted display walls would go a long way to highlight spaces in a house.
