A home in sylvan settings
Towering trees, lush gardens, gurgling streams and a peaceful home in the midst of it all. If you share this dream of an ideal home tucked away in the lap of nature, this one is just for you. Suburban satellite townships, a novel trend catching up in the real estate scene of the State, is all about realising this dream of a home located safely away from the hustle and bustle of the city.
And it is not just the gardens and the greenery that matter. Promoted as eco townships, these independent living spaces are designed to offer hi-tech, luxurious facilities in eco-aesthetic surroundings. What comes along with the environment-friendly settings are world-class residential areas equipped with most modern amenities and infrastructure. Work on at least two private satellite townships have begun in Thiruvananthapuram. “The basic idea is to develop a township without disturbing the natural beauty and milieu of a place. For the same reason, we will have to adopt eco-friendly construction practices and materials. This will be more costly and painstaking when compared to building a normal township,” said Salim M. Kabir, managing director, Grandtech Builders and Developers (Pvt) Ltd.
Grandtech is developing an eco township at Pazhakutty, near Peroorkada, around 12 km from the city. The Grandtech Garden City will have 200 luxury bungalows and 450 luxury apartments. As the idea of eco township demands development of environmentally sensitive infrastructure, the thrust will be on energy conservation practices. The zero-waste, zero-pollution concept of these suburban townships necessitates recycling facilities. Rainwater harvesting, water and sewage treatment plants, effective waste management and dependence on internal drinking water sources such as groundwater are some of the features attributed to this. What makes these townships even more alluring is the fact that they are being developed as self-contained entities enabling residents to find day-to-day products and services right within the township. Right from shopping malls and health dispensaries to even jogging tracks, the eco-friendly townships contain a world within themselves. “Meeting all the environmental parameters will be the main priority when it comes to developing an eco-friendly township. Also, 50 percent of the total property of the township will be open spaces maintained in their natural ambience,” said N. Subrahmanian, general manager marketing of Mir Realtors, which is developing an eco-friendly township along the State highway at Nedumangad on the outskirts of the city. The 12-acre township named The Greens, coming up at Karakulam, is the second such township being developed by Mir Realtors after Green Metropolis at Kochi.
Satellite townships have also transformed the role of builders from mere construction companies to service providers. Instead of moving out after the development of the apartments, the builders will stay back and even manage most of the amenities within the property. They will also provide value-added services such as interior decoration
