Property show from August 7

The builders in Kochi are gearing up for yet another property show. The exhibition from August 7 to 9 at the Jawaharlal Nehru International Stadium is expected to go down well with homebuyers, as the builders believe that the market is no longer on a downslide. A majority of the 80-member Kerala Builders’ Forum will display projects.

The sector, which has seen a downtrend for many months, is hoping to build up momentum with the show.

The builders are out there not just to sell living spaces; they are doing their bid to be more socially responsive too, says Abdul Azeez, chairman of the Confederation of Real Estate Developers’ Association of India Kochi unit. It is a sector that has been on a bid for long to get recognition as an industry and is aiming to evolve a rating system that will ensure quality and transparency. There is a lot of social responsibility at stake.

The general feeling in society seems to be to the contrary. When a builder starts a project, people in the neighbourhood complain of the problems in store. The roads get damaged and the rainwater does not drain off. The vehicles leaving the construction site rustle up dust. The neighbouring houses develop cracks because of the heavy work.

Well, these are some complaints that the builders are trying to bring down, Mr. Azeez says. There are a number of activities that a builder takes up while constructing a project. The first is to have a friendly neighbourhood. For this, the general practice of a builder should be to take a public insurance policy so as to meet any damage to buildings in the neighbourhood that arises out of construction. A pre-construction survey should be done to assess the quality of the buildings near the construction site so that any repairs can be taken up without any grouse on either side.
