A changed real estate scenario does call for change in strategies on part of developers and builders.

The last few years saw the prices of properties soaring high despite the caution that seniors of the industry tried to offer. It lasted a couple of years and as the real estate boom started fizzling out, cite any reason from global recession to unscientific property pricing, the industry found itself in a quandary.

However, there have been some who did not join the bandwagon and kept the pricing more affordable than others and stayed content with their clientele. One such company has been Janapriya Engineers Syndicate which presently has a new offering for those looking to buy an apartment in the new project ‘Metropolis’.

Pricing

Spread over 12 acres at Motinagar, the ‘Metropolis’ has 1,550 luxury 2 and 3 BHK apartment flats on offer. While the regular pricing of property here is Rs.2,995 per sft, the offer which is open till August 31 promises 65 per cent of the flat at Rs.2,295 while the rest comes with a regular price tag. “We are reducing overall flat cost and the response is good as a customer makes a clear saving of Rs.700 per sft for 65 per cent of the apartment,” says K. Ravinder Reddy, Managing Director Janapriya Engineers.

Home loans

The company also helps in arranging home loans and apart from the prime location,viz. three km from Ameerpet, the project has on offer amenities such as club house, piped gas connection, separate swimming pools for women and men, indoor games, play area and shopping arcade. Also newer construction practices such as formwork and shuttering system are used here which the company says makes the structure that much more strong, durable and safer.

Apart from ‘Metropolis’, the other projects of Janapriya include Arcadia at Kowkur, Nile Valley at Madinaguda and Utopia.
